Which community districts are due for Local Law 152 in 2026?
Community districts 4, 6, 8, 9, and 16 — in every borough — must complete their gas piping inspection and file the GPS1 certification by December 31, 2026. The cycle repeats every four years, so this cohort was last due in 2022 and is due again in 2030.
How much does a Local Law 152 inspection cost?
Most owners pay their Licensed Master Plumber roughly $250–$900 for a small building; large or complex gas systems can run $1,500 or more. There is no city fee for the GPS1 filing itself. Get two or three LMP quotes — pricing varies widely by borough and building size.
Who can perform an LL152 gas inspection?
Only a Licensed Master Plumber, or a qualified individual working under an LMP's direct and continuing supervision. General contractors, handymen, and unlicensed plumbers cannot certify the inspection — DOB rejects GPS1 filings that aren't backed by an LMP license number.
What happens if I miss the LL152 deadline?
DOB can impose a civil penalty of up to $10,000 for failing to inspect and certify on time, and the obligation doesn't go away — you still must complete the inspection and filing. The penalty exposure sits on the property record until the certification is on file.
Can I get a Local Law 152 extension?
There is no extension application for the inspection deadline itself. What can be extended is the repair window: if the LMP finds conditions requiring correction, you get 120 days to fix them and file GPS2, and you can certify for an additional 60 days (180 total) if the work needs more time.
Does my building need an LL152 inspection?
Almost every NYC building needs one — the only exempt occupancy is R-3 (one- and two-family homes). Buildings with no gas piping at all don't need the plumber inspection, but must instead file a one-time certification from a registered design professional stating the building contains no gas piping.
